Neighborhoods We Serve in Celina

Some Celina communities publish unusually specific yard standards. Here are two we serve, with what each association has made public. Please read your own current documents, because associations update them.

Sutton Fields

Sutton Fields has one of the most detailed lawn guides we’ve come across. Its HOA publishes a Bermudagrass guide that recommends keeping the lawn at 1 to 2 inches, mowing weekly from spring through fall, and edging along curbs, sidewalks, driveways and fences. A separate HOA notice says grass should not exceed six inches and that owners should expect to mow, edge and trim weekly, or every two weeks at the very least. The guide also notes that weeds, crabgrass especially, can keep growing while Bermuda is dormant in winter. Planting beds have their own list of requirements, and Bermuda is not a permitted groundcover inside them.

Mosaic

Mosaic residents need written HOA approval before changing home landscaping or hardscape. The association’s application asks for a lot survey, renderings and a plan with plant material, and it reviews requests within 30 days.

Celina Lawn Conditions

The City of Celina caps grass and weeds at 12 inches in front, side and back yards, and in the strip between the sidewalk and the curb. Celina has also moved into staged water conservation. Stage 2, announced for July 2026, limited automatic sprinklers and hose-end sprinklers to one day a week and barred watering from 10 a.m. to 6 p.m., so check the City’s page for the current stage. How short does Sutton Fields want Bermuda?

The HOA’s lawn guide recommends 1 to 2 inches, and a separate notice says grass should not exceed six inches.

Can an HOA fine me if my lawn browns during watering limits?

Texas law says an association may not fine for brown or discolored turf while a qualifying watering restriction is in effect and for 60 days after it ends.

Does the City of Celina enforce grass height too?

Yes. The limit is 12 inches, and it applies to front, side and back yards and the right-of-way beside the curb.
